In light of the U.S. Supreme Court’s landmark decision, Texas Department of Housing and Community Affairs v. The Inclusive Communities Project, the U.S. Department of Housing and Urban Development’s Office of General Counsel published guidance on April 4 urging housing providers and owners to consider applicants with a criminal background on a case-by-case basis. The guidance directs housing providers to avoid having a blanket policy that denies housing to people with a criminal history. Many real estate managers have expressed concern with how to comply with the guidance and also apply common sense policies when screening potential tenants.
During this session, Caroline Elmendorf, Chief Compliance Officer at The Bozzuto Group will not only explain the guidance but offer real life scenarios and how to craft policies that will comply with the Fair Housing Act and the guidance, and also allow you to protect your tenants and your business.
Ms. Elmendorf has more than two decades of experience in real estate, risk management, litigation, and various regulatory matters.

Turning around a troubled property can have its challenges, but can also provide an alternative stream of revenue for third-party management firms searching for new business opportunities. Too often, sustainability is viewed as a non-essential tack-on to daily operations. Current market trends, where investors scrutinize the sustainability performance of real estate assets and tenants increasingly demand green space, suggest an urgent need to change this way of thinking. This change is particularly important as studies continue to verify that sustainability enhances asset value by both controlling expenses and increasing revenue.
In this panel discussion, we will examine these market dynamics. We will debate whether considering sustainability is in fact part of the fiduciary duty of third-party property managers when determining how to meet owners’ investment goals for real estate assets. We will also discuss how property managers can add sustainability to their business offerings.
After this session, you will be able to:
